What this site is

Edinburgh Festival Rooms is a directory. We do not arrange, take, or process bookings. When you click through to a property’s booking page, you are dealing with the operator or platform directly. Your contract for the stay is with them, not with us.

What we promise

• Every listing in the directory holds a current City of Edinburgh Short-Term Let licence at the time it goes live.
• We check licence numbers against the council’s public register.
• We remove listings whose licence lapses or is revoked.
• We disclose paid placements (“Featured” badges) clearly.

What we don’t promise

• The quality, condition, or character of any property.
• Availability for any specific dates.
• The accuracy of pricing shown on third-party booking platforms.
• That walking-time estimates reflect real-world conditions during festival crowds.

Affiliate links

Some outbound links to booking platforms are affiliate-tagged, which means EFR may earn a small commission if you book. This doesn’t affect what you pay. We disclose this here rather than on every link to keep the page clean.

Operator obligations

If you submit a property for listing, you confirm you are authorised to do so, that the licence number you provide is correct, and that the property described is the one being let. Misrepresentation will result in removal and may be reported to the council.

Liability

To the extent permitted by law, we exclude liability for any losses arising from your booking, stay, or use of any third-party platform we link to. Nothing in these terms limits liability for death, personal injury caused by negligence, or fraud.

Governing law

These terms are governed by Scots law and subject to the exclusive jurisdiction of the courts of Scotland.
